2. What Will Its Main Purpose Be?
- Will the caravan be used as a base for a particular location?
- Are you looking for a peaceful retreat or somewhere for family holidays?
- What type of interests do you have and what are the requirements of you and your family?
3. Location
In which type of location do you wish your static caravan to be located – what should the region have to offer? Are you searching for a complete change of scenery from your local area? Should the location be near the coast, the mountains, by the forests or within close proximity to urban areas? In most cases, choices are ultimately steered by geographical location. It may also be useful to go and visit the actual location and do some exploring in person. Is there enough to do there? Can you imagine spending a lot of time there?
4. The Park
What type of facilities does the park have to offer? Does the park need to be child friendly, or is a park that is primarily adult-orientated better suited? Is accessibility important? Does anyone in your family have mobility issues? It is a good idea to get in touch directly with the park owners to ask any questions before arranging a caravan viewing.
5. Proximity
How far are you willing to travel? Most people aim for a car journey between 1 to 2 hours – 3 hours at a push.

Site Fees
What are site fees and what do they include?
Basic site fees essentially cover the ground rates – it is a form of rent paid to the park owner for allowing you to keep your caravan on their land and use its facilities. This typically includes a contribution towards water rates, sewage connection, waste collection etc. Site fees also cover any amenities or facilities the park may have to offer – this will invariably be reflected in the price, the greater the range of facilities, the more expensive the park rates will be.
Very low site rates will typically only include the very basics such a toilet block and ground maintenance – whereas parks with entertainment, a bar, swimming pool, tennis court etc. will generally charge from £3K per annum upwards. The cost and desire for facilities is another key part of the decision-making process.

Caravan Running Costs
When budgeting for your static caravan purchase there is, of course, the cost of the actual caravan itself, gas and electricity are not usually included in the site fees and will incur extra costs. There is also ongoing static caravan maintenance to think about and there should be a budget for furnishings, content, and equipment for your second home.
